Renovations, extensions and custom new homes across Healesville, Yarra Glen, Coldstream, Lilydale and Warburton.

Building in the Yarra Ranges
We have been building in the Yarra Ranges since 2014 renovations to weatherboard farmhouses, rear extensions that open onto a paddock, and one off homes on rural blocks with a long view.
Building out here is not the same as building in town, and pretending otherwise is how budgets blow out. Rural blocks bring bushfire ratings, wastewater, water tanks, longer service runs and steeper ground. We price all of it before you sign, not after.
What’s different about building here
Genuine local detail, so you know what your block is likely to ask for before you commit to a design.
01
Bushfire attack levels (BAL)
Most of the Valley sits in a designated bushfire prone area, so your build carries a BAL rating from BAL 12.5 up to BAL FZ. The rating drives window glazing, screening, decking material, subfloor sealing and ember protection and it can add real money. We get the assessment done early so it is in the budget, not a surprise at frame stage.
02
Bushfire Management
Overlay (BMO)
Where a BMO applies you need a bushfire management plan through council before a building permit defendable space, access widths for a CFA truck, and static water supply. It adds time to the approval, so we build it into the program from the start.
03
Larger rural blocks
Space is a gift and a cost. Long driveways, distant power and water connections, temporary site access and crossovers all need pricing. On the upside, siting is freer: we can put the living areas where the northern light and the view actually are.
04
Septic and wastewater
No sewer means an on-site wastewater system, a land capability assessment and a council permit. Tank location, setbacks from bores and waterways, and the size of the effluent field all shape where the house can sit.
05
Steeper sites
Slope means retaining, stepped footings, engineered slabs or a suspended floor, and machinery access. A soil report and engineering early on tells us what the ground will cost before the design gets locked in.
06
Weather and water
Frosts, wind off the ranges and heavy winter rain affect the program and the detailing. We plan stormwater, tank supply and site drainage properly, and we allow for wet-weather days in the schedule instead of blaming them later.
Suburbs we serve
If your town is not on the list, call us anyway. We build across the Yarra Ranges and will tell you honestly if you are outside our patch.
