Custom Home Builds

A custom home is not a floor plan you pick from a brochure. It starts with the block where the sun lands, where the wind comes from, what the neighbours can see and the way you actually want to live in it.

We build a small number of architectural homes each year across the Yarra Ranges and Bayside Melbourne, typically between $500,000 and $2 million. We work to your architect’s drawings, or introduce you to one we trust, and stay in the conversation from the first sketch to the final walk through.

01. Consultation
Glen visits the block and talks through what it will take to build on it.

02. Working with your architect
We join the design conversation early, so the drawings are buildable and priced honestly.

03. Buildability and cost advice
Practical feedback during design where the money goes, and where it is better spent.

04. A fixed price quote
Your contract price is fixed. The only things that change it are genuine variations to the scope of works or allowances, approved by you in writing before the work happens. We will never come back to you for more because we underestimated the job.

05. Permits and approvals
Planning and building permits, engineering, soil reports, energy rating and overlay work.

06. One site manager
Our site manager runs the trades and the program from slab to handover.

07. A weekly written update
Where we are, what is next, and anything that needs a decision from you.

08. A 300 point quality control checklist
Signed off stage by stage, then again before we hand you the keys.
